Rental Payment Assurance

Sublease Agreement
This rental payment assurance is a true cosigning option and functions like a corporate lease. CoSign My Lease is the lessee, thus signing a lease with you, the property manger/landlord/community manager, and listing your applicant as an occupant.
-- CoSign My Lease pays the rent to you as stated in the lease agreement between CoSign MyLease and you, regardless of tenant performance.
-- If the tenant fails to perform, CoSign My Lease will evict the tenant at no costs to you and replace the evicted tenant with a new tenant that passes your criminal background criteria.
The Sublease provides payment assurance throughout the lease, eliminating late fees and costly evictions, and skips.

If you have to evict your tenant or if your tenant skips before the lease expires, CoSign My Lease and the Rental Payment Assurance Plus will pay the rent starting from the date the eviction is filed or notification to CoSign My Lease your tenant has skipped and until the first occurrence of one of the following events:
-- Up to 60 days from the date the eviction is filed or notification to CoSign My Lease your tenant has skipped,-- Until the expiration of the current Lease Agreement, or
-- Until the commencement date of a new Lease Agreement.

Rental Payment Assurance Plus
If you have to evict your tenant or if your tenant skips before the lease expires, CoSign My Lease and the Rental Payment Assurance Plus will pay the rent starting from the date the eviction is filed or notification to CoSign My Lease your tenant has skipped and until the first occurrence of one of the following events:
-- Up to 90 days from the date the eviction is filed or notification to CoSign My Lease your tenant has skipped,-- Until the expiration of the current Lease Agreement, or
-- Until the commencement date of a new Lease Agreement.

Costs
The average cost consists of a one time Initial Premium of $325 and $35 per month (these are averages).Two points to remember:
1. The tenant pays for the service.
2. If there is a monthly fee due to CoSign My Lease, most landlords will include the monthly fee into the lease amount and are billed by CoSign My Lease each month for that monthly fee.
For example, if the lease amount is $1,000 per month and the fee due to CoSign My Lease is $32.15, write the lease for $1,032.15. You will receive a bill for $32.15 each month.

Costs
The costs for this assurance ranges from 5%-20% of the monthly lease amount. If your advertised rental rate is $500 and we determined the tenant would experience a 10% increase in rent, the monthly rental rate to the tenant would be $550 for the duration of the lease.
